Liz, who is an FCA (Financial Conduct Authority) registered adviser, said: “Before falling in love with your ‘dream property’, it is important to seek professional advice.
“You have to be ‘mortgage ready’ and I would urge any first-time buyers to get in touch up to six months before you want to buy, to ensure you are in a good financial position. I will advise and explain affordability, credit scoring and how your financial conduct will affect you being accepted for a mortgage.”
As a mortgage specialist, Liz has previously worked in banks, local estate agents and for independent mortgage advisors, until she had what she describes as her “lightbulb moment” when she decided to go it alone.

“It’s not just a case of what you can afford,” said Liz. “Your credit rating also comes into it. I have access to a broad range of different lenders across the country, including specialist lenders, who may have very different criteria and more flexibility than some of the mainstream banks & building societies.”
“It’s a minefield trying to keep up to date with the everchanging criteria and affordability of lenders, particularly as each has its own affordability calculator & conditions.”
Liz does not charge any up-front fees as the broker fee is only payable on completion. A typical fee is between £95 & £295, depending on your circumstances.
A Local Business that Gives Something Back
Inspired by her late father, Harry Gill – who worked hard to afford university and later became a Principal Lecturer at Huddersfield University – Liz has pledged to give part of her fees to help disadvantaged children who excel at Honley High School. This could be academic, the arts or sport and is aimed at providing additional tuition or equipment to help them succeed.
She will also be donating £10 from every broker fee to the dog charity, Service Dogs UK, in memory of her godson, the late Sgt James Byrne. Sgt Byrne served in Afghanistan with the Royal Fusiliers and suffered from Post-Traumatic Stress Disorder (PTSD), which sadly took his life. The Charity provides rescue dogs to military and emergency services personnel.
“James loved dogs but unfortunately he didn’t get the chance to benefit from a specially trained assistance dog,” said Liz. “This is my way of ensuring his and my dad’s legacy live on.”
The Financial Conduct Authority does not regulate some forms of Buy to Lets.
